Gas Safe Week is here, Please read the useful information below and get your appliances inspected annually.

Gas Safe Register is the official list of gas engineers who are qualified to work safely and legally on gas appliances. By law, all gas engineers must be on the Gas Safe Register. It replaced CORGI.

All Gas Safe registered engineers carry a Gas Safe Register ID card. Before any gas work is carried out always check the card and make sure the engineer is qualified for the work you need doing.

Badly fitted and poorly serviced appliances can cause gas leaks, fires, explosions and carbon monoxide poisoning. Carbon monoxide is a highly poisonous gas. You can’t see it, taste it or smell it, but it can kill quickly with no warning.

Protect yourself from the dangers by following these simple steps:

- Only use a Gas Safe registered engineer to fit, fix or service your appliances

- Get your gas appliances regularly serviced and safety checked every year

- Fit an audible carbon monoxide alarm

- Check for warning signs such as lazy yellow flames or black marks or stains around the appliance.

- Know the six main signs and symptoms of carbon monoxide poisoning – headaches, dizziness, nausea, breathlessness, collapse and loss of consciousness.

Always ask for a Gas Safe registered engineer and always ask to see their ID card. If you suspect anyone to be working illegally report them to Gas Safe Register. If you have had gas work done in your property in the last six months, you can nominate it for a free gas safety inspection. BBQ Dangers- Be Safe!

BBQ awareness- There have been 7 deaths and 17 people have been injured using BBQ’s in tents in the last year in the UK alone. 

Carbon monoxide is a highly poisonous substance which is created when fossil fuels such as gas and solid fuels like charcoal and wood fail to combust fully due to a lack of oxygen. You can’t see it, taste it or smell it but it can kill quickly with no warning.

If you’re planning on using a BBQ, whether it’s a disposable one, gas or charcoal make sure you keep yourself safe and don’t put yourself at risk of carbon monoxide poisoning. Follow these top tips for BBQ safety:

  • Never take a smouldering or lit BBQ into a tent, caravan or cabin. Even if you have finished cooking your BBQ should remain outside as it will still give off fumes for some hours after use
  • Never use a BBQ inside to keep you warm
  • Never leave a lit BBQ unattended or while sleeping
  • Place your cooking area well away from your tent. Always ensure there is an adequate supply of fresh air in the area where the BBQ is being used
  • Only use your BBQ in accordance with the operating instructions
  • Remember the signs and symptoms of carbon monoxide poisoning – headaches, dizziness, breathlessness, nausea, collapse and loss of consciousness.

If you’re using a gas BBQ or gas camping equipment follow these extra tips to help you stay safe:

  • Check that the appliance is in good order, undamaged and that hoses are properly attached and undamaged. If in doubt get the hoses replaced or don’t use it
  • Make sure the gas taps are turned off before changing the gas cylinder and do it in the open air
  • Don’t over-tighten joints
  • When you have finished cooking, turn off the gas cylinder before you turn off the BBQ controls – this means any gas in the pipeline will be used up
  • Read the manufacturer’s instructions about how to check for gas escapes from hoses or pipework, e.g. brushing leak detection solution around all joints and looking for bubbles
  • Never take a gas stove, light or heater into a tent, caravan or cabin.

Please note- this advice is not just for rental properties it is for every property in the country

We just wanted to let you know about new legislation that is coming into force, regarding concealed flues in voids.

From 1st January 2013, every property that has flues situated in ceiling spaces and walls, which cannot be accessed for inspection, have to have access panels fitted. This mainly applies to flats and apartments, usually those built after the year 2000, but is not exclusive to these.

The reason for this new legislation, is because there is a larger risk of Carbon Monoxide poisoning as they cannot be fully inspected. There have been a number of deaths in properties where the flues are not accessible so it is imperative that you get your property checked.

So, from 1st January 2012, every property that needs inspection hatches, will now only pass a Gas Safety inspection with an audible Carbon Monoxide alarm in the property, which we can install whilst at your property, this gives you up to a year to arrange the inspection hatches ready for 1st January 2013.

John can only pass the gas inspection with the Carbon Monoxide alarm present, so if you wish to purchase your own, it will have to be present in the property before John attends, and it must be an audible one, to BS EN 50291:2001 to be able to pass the gas safety inspection.

You have until 31st December 2012 to make sure all properties have hatches, if from the 1st Jan 2013 a Gas Safety Inspection is carried out, and the hatches are not there, even if it does have a Carbon Monoxide alarm, it will be classed as “at risk” and turned it off.

As a guide, it is recommended that hatches are at least 300mm x 300mm and wherever possible, be positioned within 1.5m of any joint in the flue system, therefore, some properties might only need one hatch, others might need more.

The CO Alarms are £40 plus VAT, and we carry a large stock on the van, so if your property needs one, we will fit whilst on site.

Did you know that from 2005, Part L regulations have made it all but impossible to install non condensing boilers in domestic properties, but that they are still on sale for people to buy, do not be caught out!

From April 2011, the regulations are changing again, so you can only have an A Rated condense boiler, installed in your property. At present, provided it was ordered before October 2010, you can install a B Rated Appliance up until April 2011, so this is something to be aware of, when getting quotes from other installers.

It is recommended for residential properties to have a thermostat fitted to the heating system, generally set at 21celcius, to control the temperature of the property, this stops your boiler burning more gas than necessary, saving you money on your bills.

Winter Prevention

Boiler Servicing:

Don’t wait till November or December to get your boiler annually serviced! We service boilers at any time of the year, it is wise to do it before the cold winter sets in, so if there are any remedial works that need to be carried out, they can be completed before it gets too cold.

It is also worth putting your heating on every week or so, for 10 minutes in the summer, this will help prevent components on your system seizing.


Freezing/burst pipes
Remember prevention is better than cure!

During winter, pipes may freeze due to exposure to icy draughts, pipes located in cupboards where the heat from your home might not reach them, or poorly insulated pipes, these are most at risk.

If you are unlucky enough to have frozen pipes, turn off the cold water stopcock and turn on all cold water taps for system to drain when it defrosts

Know where your stopcock is located!

When going away, always remember to turn the water off at the stop cock or get a neighbour to check in on your home. If possible, leave your heating on a low setting. Make sure your pipes are insulated. If you have a cold water cistern or water pipes in the loft, leave the loft hatch open while you are away so warmer air will circulate.

A useful tip: A good way to un -freeze pipes is to gently warm with a hairdryer, spreading the heat evenly.

Do not put anything hot directly on the pipes, as this could cause them to burst, so do this carefully.

Try to isolate all taps/outlets when not in use, especially outside taps, in the winter months.

It is important in the winter, not to be tempted to block any ventilation which provides air to gas appliances, as this could be dangerous; vents are there for a reason

Dripping taps and overflow pipes are a sign that your plumbing requires some maintenance, get this looked at before the winter comes


Condensate Pipes:

A condensate pipe carries condensation from your boiler to the outside drain. It usually looks like a thin white or grey pipe.

A common fault during winter is that the pipe work freezes, so make sure they are insulated property. If the pipework has frozen, your boiler display may be showing “fault code” or warning light might be on. You could hear bubbling sounds from the boiler or the condensate pipe as well.

You should try to locate the blockage, usually at the most exposed point. You can usually feel where the blockage is with your hand, the coldest part of the pipe.

You can try to thaw the pipe by using warm water (not boiling water as will crack the pipes) along the pipe, until it thaws. Please be aware, if you are in very cold temperatures, any warm water spilling onto the floor will freeze and become a hazard, take care.

Lastly, please consider insulating your pipework & water tanks in your loft.
